About Sonia
“Great design and smart financing are never separate—they work together to bring a vision to life. Design helps people see what’s possible, while financing makes it achievable.”
Hi, I’m Sonia Shoeb, an interior designer and a licensed mortgage agent here in Ontario. My passion is helping people see the potential in a home—and find a practical path to bringing that vision to life.
My design experience shapes how I approach every home: understanding your lifestyle, making the most of your space, and creating something that feels personal to you. As a mortgage agent, I bring that same care to exploring financing options that support your needs and goals.
By bringing design and finance together, I help you connect what you envision with what you can achieve. Whether you’re buying, renovating, or planning your next chapter, I’m here to help you move forward with clarity and confidence.

FAQ
Have questions? Here are the ones I hear most often. Something else on your mind? Ask it on the discovery call.
/ 01What happens on the discovery call?
We talk through what you want to do, your income and savings, and your timeline. You leave with a rough budget and a clear list of next steps.
/ 02Does it cost anything to use a mortgage broker?
For most residential mortgages the lender pays the broker. If a fee applies to your situation, you’ll know before you commit to anything.
/ 03How much deposit do I need?
It depends on the purchase price, the lender and your circumstances. We’ll work out your options, including what changes if you put down more.
/ 04Can you help if I’m self-employed?
Yes. Some lenders specialise in business owners, contractors and commission earners, and assess income differently from the big banks.
/ 05What documents should I get ready?
Usually photo ID, recent pay slips or tax returns, bank statements showing your deposit, and details of any existing debts. I’ll send a tailored list.
